I think the problem is if an earthquake actually occurred the amount of claims against any Podunk one off insurance company would easily put it into bankruptcy and your policy would be worth penny's on the dollar

Found out from PM today that the tenant has filed for bankruptcy, and, hence, we will need to file a Montion to Lift Stay of Bankruptcy with the bankruptcy court to get permission to proceed with the eviction.
