Dustin, it's up to guys like you now to carry on in this industry and enlighten others as to ethical practices and more sophisticated investing techniques, lead by example and if you see something that is not just right, point it out so that others will understand the difference and the reasons why things are done in the manner which they are.

@AnnMarie Bacchus there are TONS of resources and different techniques in finding off market properties.  

I love the house hacking technique and am in the middle of doing it with our second house purchase right now.

Creative financing, wholesaling, flipping and all the techniques have been around and used since people could buy property.What is new is the technology we now have to find motivated seller, cash buyers and manage the entire process.

Guys, I have a technique I've mentioned before, but it bears repeating.

Though a good educational experience, I never did a deal from this technique.

A master lease is a technique used to gain control of property when there is financing in place that is unassumable and or new financing is not readily available.

So, for the last year I have been learning and practicing different techniques like lease/options, sub2, wraps, etc.

I've read of people using the snowballing technique and paying off one rental at a time, thus freeing up a mortgage every couple years or so (depending on $ of rentals, obviously).
