We have a duplex and a lake townhouse that we rent long and short-term out of state so we have some experience as landlords.

With my background as an electrical contractor, flipping seems like a natural choice, however, I'm also interested in BRRRR as I'd like to hold some properties and rent them out.

I do not need a big pitch deck put together - if I need more info I will ask for it but typically first thing I ask for is the proforma - what are the assumptions and review them to make sure they are realistic.Saw a deal about six months where the rents were $600 and they were forecasting $750.  

Situation: I own one property that is currently rented until April 2025 in a different school district.

The property is in a rough neighborhood, but after some repairs it should rent 1200 per unit for 2400 total.

Those are intended to be short term loans though, so either you fix it up and sell it (flip) or rent it out and then refi into a longer term loan (like a 30yr fixed conventional).
