Assuming they have good references and no criminal history, it might be a good idea. 

We are so lucky in Virginia that all our civil and criminal records are not only public, but we are able to easily view them on-line.

They check credit, criminal, eviction, employment, and residential history.

Wholesalers get labelled as scammers, criminals, deviants and unethical and its people like you engaging in practices such as using fake POF that cause an entire group of people to be painted with one broad brush.

Example of "bad-boy" behavior could be fraud or intentional misrepresentation by the borrower, gross negligence, criminal acts, etc.
