Id budget for problems.With your initial numbers done I would run this thru a good spreadsheet to get a more accurate picture of the performance.

Keep in mind that the main reason we're moderators here is because we're very active and involved on the site and we've built trust with the community.So, perhaps it's more accurate to say that by staying active here and building trust with the community, you're more likely to build your network of partners/lenders/mentors/colleagues/etc. :-)

If it works with the 50% rule then you spend the time to find the real expenses and get a much more accurate projected cash flow.

Some of that is just thinking "would I want to live in this house at this price" or more accurately "would my wife want this house at this price"I like redfin because you can get $/sq ft in the zip code, a good indicator.

For the most part, agents would you say the show is an accurate perception of the life of a licensed agent?

This is OK and acceptable, just know you and the Seller or Broker are not serious until you can see ALL the information to provide an accurate bid/offer.

Generally, your expectation that the insurance company would try to connect the claim to the illegal activity and use that as a reason to deny it is probably accurate.  

If anyone could help me figure out some great tools to use that help me key in on national housing averages, local housing averages, comp sales, market trends, properties(types) that are selling, as well as tools that help with valuing houses accurately.

I wanted to share the details of my latest rental now that its closed and a tenant is in and can make accurate calculations.

And I currently use creditkarma however I find it to not always be accurate . any other ones you reccomend ?
