Opportunity Focus

Hey everyone,

I'm new to the investing side of real estate and to bigger pockets, but have done some "bird-dogging" for other investors in my area while being in school(Georgia Southern University in Statesboro Georgia). Can anyone give me any pointers about how to develop an investment strategy to focus my investing in. Amongst all of the information and houses out there on the market, I seem to keep getting overwhelmed and confused about what area(single-family, multi-family, condos, etc) or type of property that offers the best deals to start at. Being that I am still in college, so much depends on being about to find good to great deals that I can sell banks/investors on financing me the money to get these properties. If anyone could help me figure out some great tools to use that help me key in on national housing averages, local housing averages, comp sales, market trends, properties(types) that are selling, as well as tools that help with valuing houses accurately. Tools that some of you guys use to find opportunities and evaluate those opportunities.
