Here, if the tenant has not returned the keys, they are still in possession - even if they have truly abandoned the property - and the landlord must go through the motions of the eviction process to regain possession.

To abandon the process is 'special consideration' and YOU become subject to discrimination charges.Mine wants to 'talk' and I don't take his calls as until I have a complete application, I have no relationship whatsoever.Hold to the process, apply the same criteria to everyone, and document your reason for denial (all objective, not subjective feelings or opinions on personal appearance, et al).

-current owners (4 in total) all abandoned the property few months ago, bank was going into suit with them but trying to recoup from auction first.

Now the trouble is that easily 90% or more of the vacant/abandoneds that I find in my farms are upside down and/or in foreclosure and/or an REO.

Yes I rode past your house on Sunset St (sometimes I don't remember the exact number) and wondered if you might be interested in selling".Then as others suggested, I ask them to tell me about the situation with the house and allow them release a lot of frustration and emotions about the property.Almost every house I target has lots of equity, hasn't been marketed and is likely vacant and/or abandoned.
