What type of marketing to sellers works best ?
I know this may vary from person to person, but in your experience sending letters, which have you received the most calls / deals from:
- delinquent property taxes
- adjudicated property
- code violation (grass too high, trash, etc.)
- pre forclosure
- probate
- distressed looking property (driving for dollars)
- vacant/abandoned property
I have 1,000's of leads from the above sources that I can mail. From what I read it sounds like probate is the best, so I figured I would mail 100% of the leads I have for those. What would be next? Or should I just do a sample of each as a test to see what works the best for me? Send to 100% of the leads for all sources? I probably have about 10K leads from my area from those sources.
Is there any other sources I am missing ?

There's no best way to go; you need to test and see what works best for you in your farm. I'd run some split tests and see where you get the best bang for your buck, then focus your efforts.
