On the surface, it looks like a fabulous ROI - even fits the 2% rule.Concerns:I am worried about adopting a person - I need to find out what happens if the renter gets sick, etc. - Does he have people to take care of him or did that fall on the landlord in the past?

Hi everyone, I'm looking to get started in property investing somehow - based in Wellington at the moment but the market up here seems to have gone the same way as Auckland which, on the surface, makes it appear to be a bit of a tougher nut to crack, especially if you're looking at an investment property with a 40% down payment.My partner and I are potentially looking for ways to purchase something in the city to move into if we can't find a suitable investment that is positively geared as we're paying just under $500 / week in rent out in Petone and we both work in the city.Would love it if anybody wants to reach out and have a yarn - I am a sponge trying to learn everything I can about real estate and how to get on the ladder!
