Does anybody recommend these companies: Cityplace management, Real Property Management, or BHB realty group?

Hello,I am an OOS investor researching different Property managers and came across Watts Realty.

I have a team of 4 right now at Key Realty.

Is it common practice to contact the seller of this property or would this be considered unethical since there is already a realty company trying to sell this house.

I also have Eltemawi Realty LLC that I would use to hold property to rent.  

Your property is dealer realty, and the sale is deemed a dealer disposition.

Mine was a block from a main street and on a corner, making fire access better than some areas with a fire hydrant across the street.I would recommend that you ask Coldwell Bankers Realty in Lake Arrowhead about companies that insure in the mountains. 

I started with Sotheby’s and they were taking half of my commission, I’m currently with a small broker where I get 70% and I will soon be with EXP Realty making 80% and have the ability to make 100%, with passive income potential and stock ownership.

Other than that, I would try Integra realty resources and other market sites to try and find a city that isn't peaking in its cycle (but the report is months old at this point, just a warning...I dont know if they release them more than once a year).
