Property management in Waco, TX

Looking for a good property manager in Waco. Any recommendations? I’m interested in buying a student rental in the Baylor bubble. Looking for recommendations on good property managers and also open to any good deals on a Sfr, townhome, or duplex. Location is key for us. Thank you!

I love Baylor University but not the rental market at this time.  I have no problem leasing to students.  I have a property being leased by students off campus.  The problem is the rental market around campus is saturated and lots of vacancies.  Until they boost the enrollment this will continue to be a problem.
