If things are a little tense or more business like, especially if you haven't me the seller or the listing agent, you can pull out those specific sections of the inspection report and type up an email explaining your request.You also have to consider if the inspection items were obvious when you did your initial tour of the property.If these are $5 items and you already knew about them, you have to gauge if its even worth asking for anything.In general, inspection report items should be held to previously unknown items or safety items like hand rails and carbon monoxide detectors.If these are real gotchas that nobody originally knew about, then it makes perfect sense to ask for a credit at closing or some other consideration.What you don't want to do is bog down the process with previously known items or a laundry list of items.

We also argued that we had no knowledge that the tenant was disabled and we would have obviously made reasonable accommodations had we understood the situation but explained that it was a second floor apartment toured multiple times by the tenant who then applied for the apartment so reasonable accommodations in this case were not relevant.
