Tips on submitting Counter Offer ?

Hello!  We made an offer on a home and the home inspection came back with some issues around some minimal rot on the exterior and some issues with the deck.   What has been your best strategy on countering after your inspection is complete?  Do you add the inspection report?  Just pull out sections of inspection that needed attention?  Any good process you have had luck with??
