I would let him know there are other approaches but can't see him going from one end of the spectrum, an all cash buy n hold investor to the other, of flipping with hard money.

If your dead set on buy-n-hold SFR, you can drive a couple of hours to the central valley or the high desert, but that would require you to frequent those places (but who want to do that... no offense to anyone living in those areas :o )Here is an LA times article about Airbnb (a vacation rental platform).

Which is a bit of what I mentioned earlier, those that may or can verify an applicant's NW/Income may have a niche to fill as most wanting to syndicate are probably not up on the proper processing and accounting required, a CPA may attest to financials, so might a N/RMLO or Trust manager or other asset manager being a third party.
