Hi BP, I have been looking into purchasing an investment property in the Hollywood/Fort Lauderdale, FL area.Ideally looking for a small multi-fam which I can house hack, but also open to SFR’s as well, my main focus is on obtaining a property that produces a positive cash flow.Any general advice from those who have/are invested in the area?

I want to be aggressive taking some measured risks while we are young enough, but I do t want to be stupid.

.* (please note the asterisk)* - Since the paperwork is fraudulent, (I believe it should read "forged" since a fraudulently obtained deed or mortgage may, in some circumstances, be enforced) the house doesn’t legally belong to the con artists.Based on that I think even the FBI agrees with my post that nobody can lose title to their property through a forged deed.

I’m curious to hear everyone’s mindset regarding obtaining insurance for your fix and flip LLC and coverage levels.

Find a deal that you can make the offer and obtain it with your conventional financing, thus avoiding the double closing and the loan costs to your friend.

It is remarkable how fast one can obtain multi millionaire status without really anything invested using this process.Good luck
