Investing in Florida - Hollywood/Fort Lauderdale

Hi BP, I have been looking into purchasing an investment property in the Hollywood/Fort Lauderdale, FL area.

Ideally looking for a small multi-fam which I can house hack, but also open to SFR's as well, my main focus is on obtaining a property that produces a positive cash flow.

Any general advice from those who have/are invested in the area?

Any recommendations for specific or other nearby neighborhoods to dive deeper into within my price range (~250-300K)?

Any referrals for Local agents/Lenders/Property Managers are also welcomed and very much appreciated!
