Pick yourself a solid working class neighborhood even though the price to rent ratio won't be as attractive.

Soak up as much as you can about the field you are choosing to learn and only focus on that one thing, also find some people that actually wholesale either around you or on BP and pick their brain and if you get lucky someone to partner with to show you the ropes.

But as someone who has an LLC and had the occasion to have to defend it I want to say that the most important part of picking someone for advice is that you choose someone who specializes in your field. 

Pick one and start using them in the off season so that if they don't work out you can easily switch.

Many of the up and coming neighborhoods have been picked over by wholesalers as well as homeowners asking inflated prices based on the hype surrounding these areas.  

So why don't you expert guys stop picking apart others deals and provide a little HELP.
