I am currently facing the same issue, and here are the steps I have taken to remedy it.1.)

So you need to either speak to someone outside the hospital (like a property manager) or someone else inside the organization i.e. one of the traveling professionals that is aware of the normal method of being housed after being placed at that hospital.

Pretty soon my knowledge will help me take that step!

Curious to hear from any investors if they use any type of incentive/creative compensation methods with their dealfinders/agents or property managers. 

Although we have been assigning this volume, we have had several issues getting to the closing table, some out of our control and other areas that could be improved on to streamline this step of the process. 

The step i was missing here is estimate rehab cost.

The title company that did the settlement offered a "gift deed" as a method to transfer ownership of the property, from my wife and I to the LLC.
