Just adding that in my experience, renting a property to a tenant sight-unseen is usually a bad idea, even when the unit is properly turned and professionally cleaned.

I continue to get emails from Steve Mayer of Finance holding Company, but he keeps wanting me to pay a deposit + his 2% origination fee upfront...seems like a scam and wanted to see if anyone has done business with them in the past

If a client was  in a bad place (or unhappy within reason) - I would do my best to help them as much as I can but I guess when you are having them all leave you have to hold on by the boot straps. 

100% recommend using AirDNA to get an idea for how much a property will be booked and cashflow.

IF you can do that, it's not a bad idea, but I think it's a waste of time.
