I admit that I don't know all too much about seller financing, so I'll be looking into how this works for future opportunities.I also definitely see the value looking 50-60 miles out from major areas!

Whoever you consider working with in the future I highly recommend you thoroughly vet them, and that should include a visit to the market to meet with the team, see their work and the neighborhoods they invest in. 

Truthfully, I'd just hate to see them in which market conditions change, which they may in the near future, and they're stuck with this bad investment losing money that they then couldn't exit all over again.

I would concentrate on finding a way to pull the equity out of your property without selling.Keep a very close eye on future appreciation/equity growth.

If i wanted to move back into one of those rentals and live it in myself, what would happen or should i say, what should i expect to do and happen that year and in the future... do i have to pay back the depreciation that year in taxes? 

I'm going to hire someone.I'm saying in the future - to avoid imperfections like this, to inspect the walls after they are taped, spackled, and PRIMED. 

I used a 401K loan to purchase my first investment property.Some things to consider if doing so - your future paychecks will be lowered to pay back the loan.

Have them in your pocket for the future and the present.
