@Paul Haviland,For tax purposes, a land contract (sometimes called a contract for deed) is treated as an installment sale.Someone else will have to answer your question about the principal balance still due on a note and how it is treated by the deceased's estate for tax purposes.

I had someone call me over a week ago (very motivated) needs to sell her deceased grandmother's condo.

I failed to ask who's name the deed was in and of course it's in his deceased mom's name.

I see that they have resurveyed the property line bordering mine within the last couple mos. and saw that it agreed with the other one they had done.

It is on 1-acre lot and I am fortunate the house is located closer to the border line, which I figured would create more clearance on the other side to create a lot.

Knowing the children of the deceased wanted to move the property quickly, I asked my realtor if we could make an offer to close in 7 days.

This house is in far south Grandview near Cass County border (near 150/71 hwy) and is my fourth house in this particular area.
