I’ve been debating for awhile whether to get into real estate investing on my own or investing in his crowdfunding company Cardone Capital.

That's a worthwhile debate. 

I do have a long term rental with a property manager so that is definitely passive income whereas managing these STRs in my mind is active...hence my struggle with the schedule e vs c debate :) eems m

Debating between long term and mid term.

In both instances I pursue major rehabs however some properties I am selling because they won't provide enough cash flow, others we are renovating because they will provide great equity and cash flow.This somewhat revolves around the "payoff properties or not" debate. 

Was debating going the Airbnb route but it’s starting to make less sense with the new Fannie Mae rules so looking at getting into cash flowing rental properties.

I can debate all day, but unless you actually doing this you shouldn't call it a job. 

Criminals are always the ones responsible for crimes, not their victims - I realize in this case the word 'crime' might be debatable, since a lot of skeezy business practices are actually perfectly legal, but the point remains.

Debating on how many years of coverage we will provide in hopes we can sell for a good cost.  

But I'm still debating whether to buy in Chicago, Colorado or Florida.
