Looking for guidance in Fayetteville/North Carolina investing

Hello! 

Just starting out in real estate investing. Was debating going the Airbnb route but it’s starting to make less sense with the new Fannie Mae rules so looking at getting into cash flowing rental properties. I’m based out of charlotte NC, and looking for a realtor/any potential investors who’ve had success within the North Carolina market? 

I’ve found (what look to me) deals in the Fayetteville market ( mainly looking at 1-2 bedrooms under 130k) but would like to field the questions and see what markets the more seasoned investors target in North Carolina, and see if anyone has any referrals for investor friendly real estate agents within the Fayetteville market?
