If you can only be 50% you'll have to secure your additional 1/4 some other way (and there are lots of ways).The only problem I see with your plan is the condo conversion. 

In Phase 1, I plan to renovate units of a three-family property and convert the property into condos.

Jeff personally has joined strategic calls with my accounting team as we were planning both for implementing tax strategies and for strategizing for future growth, which was about 3 months ago, bringing us to the stage we're at today as we prepare to take on this new project.

It is hard to plan a room when you will always be pulling down or putting up a bed.

Unfortunately I did not do the requisite due diligence early enough in terms of Zoning and I can not execute that plan.

We just put an offer in on a riverfront one bedroom cottage on a half acre property in Oregon that we expect to be accepted, here's how I plan on purchasing the property with less than the cost of an apartment rental deposit in SoCal:Purchase price is $330k as a FHA Primary Purchase with 3.5% down ($11,550) and a 2.5% ($8250) seller concession towards closing costs.

I don’t plan on selling it anytime soon, but I will certainly follow up and let you know how it goes.
