Those 4 transactions were simple and uneventful - I searched on bankrate for the lowest rate, applied and closed.What I don't understand is why I'm sensing so much trepidation from the various team members (brokers, settlement co, seller...) about which lender I'm going to use?

Search for REIAs (real estate investment associations), call for-rent ads and ask to speak to the owner.

Don't search property management.

If they don't have final selections they are probably upping the allowances by quite a bit.
