As many say about it, it is a team sport and you need a team of professionals who are experienced in commercial real estate themselves to guide you along. 

We do a few things to help with the process - we ask permission from the seller to do a 3D Matterport scan of the property, we do a video tour, take as many photos as possible, we do a zoom/FaceTime with the client so that they can see it as live as possible.

In addition to what other people responded with, you should have some photos/videos of the property.

Listen to podcasts, read books, watch videos, do what it takes to meet industry professionals, and most importantly, be authentic in who you are and what your goals/reasons are for why this journey is the chosen path in the first place.
