Hello, we just purchased a total of 10 doors between 2 properties.

All-in-all - good performance in 1-2 bed properties - great performance in 3 bed properties - excellent performance in 4 bed properties and fabulous performance on 5+ bed properties that only make up 2% of the total inventory in a destination that is central for reunions. 

I am currently in debt a total of about $75,000 and they don't tell you that you should really have funds for the cost of the program and at LEAST 9-12 months because it could be that long for a deal to be closed.

Buying in these two situations is totally different. 

My initial thoughts would be to secure a construction loan for the total rehab amount based on the entire property's ARV.
