So far we've taken all the wood off the top (underside) of the porch and replaced it with tongue and grove pine and replaced the single ugly exterior light with 3 brushed steel pot lights attached to a dimmer.

This way, if the demand of short term apartments goes soft, or I learn that the downtime between tenants strains the income, it would still pay for itself if we go back to conventional year leasing.  

The only way I would decide to go through the rezoning process is if I were going to be building new with the intention of eventually reselling to recoup those upfront soft costs.

Additionally, because so much stripper was used, it made the wood extremely soft, so when any type of chisel or sander that was applied, would cut deeply into the wood… It was literally a nightmare!
