You may be able to put limits on the total number of humans allowed in the unit, credit scores above X for each adult, no rude people, people who smell like alcohol at 10AM, smokers, leather-wearers, vegans, etc.

Just looking for a good system that minimizes their time involved as they have a full-time W2 job.Right now, they're planning to provide the things you would find at a typical 4 star hotel - complementary coffee via Keurig and complementary breakfast (cereal and possibly eggs if the guests are willing to cook that themselves).

I've never encountered a smoker who didn't smell like smoke at a showing, who passed my other criteria, and then showed up on move-in day smelling like smoke.

that is a preference thing, personally I dont mind, but we dont have carpet in our properties, well 1 of 8 does, we charge a little higher rent to off set the pets, yea they can do damage, but so can dogs, and smokers, and dirty people, its all part of the game, you will open up a huge number of potential renters if you allow animals. just my opinion

and surprisingly still looks decent.But he would like us to replace the kitchen linoleum which was peel and stick and also paint the kitchen walls.He’s a very clean person and there are just some cooking splatters that are not cleanable.

But first the background:- Acquired 3 Flat Building in Cook County  Feb 2016- Inherited Section 8 Tenant with lease expiration June 30, 2016- Rents are deposited via Direct Deposit by the Housing Authority of Cook County- Rent is well below market, I'd say by ~$500 / month - Provided 90 day notice to tenant that I would not be renewing lease- Tenant acknowledged and agreed to look for new apartment- 2 weeks ago, tenant said they haven't found a new apartment yet and requested to stay longer.
