Seems like it’s one of those item where if you don’t spend real money (well over $1K) then there are issues with warping.

Deal seems solid. 10 years is a decent amount of time but you do need to weigh paying down debt.

Instead of being grateful that we worked together to grow their business with my capital, I was made to feel like a nuisance because I asked for information about my loan and evidence to support his claims. 0/10 would recommend these people. hopefully it comes to a good conclusion as it seems like not done yet.I am sure you have some good lessons learned like late fees etc.

Ultimately our main goal build a portfolio of multiple different types of investment properties, buy and holds, rental properties, and fix/flips; but the wholesaling side of real estate seems like an attractive venture as we are just starting with little capital and it could provide us with a revenue stream to become a cash buyer. 

Charlotte is a lucrative market but I suggest you look into the suburbs (which are exploding btw) gastonia, Kannapolis, concord monroe etc. where you can still find a seemingly good deal with some cashflow.

I'd like to modernize the experience for tenants of the properties so I am concerned with tenant features on the AIO platform e.g.; Turbotenant seems to offer more to tenants with the credit building feature and more options to pay.

It seems like the American system (tax code, AFR, etc.) is set up to reinforce usury.

It almost seems like it was designed that way.

It would’ve been driven on the street a lot and didn’t seem to make too much sense.
