Tenant quality should get better as summer approaches - most people want to move when it is warm and/or when school is on break.

If you own let's say 5 investment properties and you have to pay the mortgage on all of these properties, what is the best method to disperse the money throughout all 5 properties?

I know it all depends on my relationship with the person, as well as the % I am asking.If you are in a really hot market, would you take in quality leads from a referral agent if they are asking for 25%?

I never thought to try that method while deployed though as I was hoping to close on a deal before I returned home.

There have been multiple times when I didn't offer on a property because I thought my offer would be too low, only to meet the person who eventually bought it for less than I was going to offer.Over the years, when struggling to afford a decent investment, I've come back to condos time and again because they can be high quality homes in nice neighborhoods, and at an affordable price. 

They may be tolerating a lot of bad tenants. 3% should not be used as a gauge to their quality as a PM.

What would be the best method of a loan in order to secure the down payment for the new home? 

I’m looking for quality products at affordable prices that are better than the big box store lines.
