Company owner has Not seen my home yet should I ask for the earnest money Before he comes to see the house?

All that said...if you're not confident you can get at least 1.5x your LT rents as an MTR, I think I might go with long term but skip the management company and DIY. 

I would prefer to go with a established company (rather than an individual hustling on the side) with streamlined processes, transparent online accounting, and a long and strong track record. 

I sent messages to other users, but abided by the policy regarding messaging.

I currently rent a storage unit for $80 a month to store supplies for my property management company.

To keep above board regarding Fair Housing Laws, it helps if you have some kind of policy on how you review applications.

Consider a Lease Addendum: If the tenant is willing to comply but you want to formalize the arrangement, consider adding an addendum to the lease that outlines guest policies and consequences for violations.

I also have a mortgage (Solano Mortgage) company ready to go for when my tenant/buyers are ready to go get a loan.

Does anybody know anything about this guy and his company.
