If one of your prospective tenants has an EV, you can offer to split costs to install it as long as it stays after they leave. - could be a creative solution

I want to be able to negotiate for them, get them for cheap, management, selling, etc.

This would also eliminate the need for gas at the property as you can go all electric in the buildingI am not sure on the cost per se.
