I have no idea what current property tax is, but it will likely be just over $600/month when readjusted.  1031 has no value because 1) with the rebaseline to TOD value, there is no gains to address 2) it was not an income property.  

I have some really cool ideas for that area.

I currently hold the property interest as an individual.

And as a hopefully new landlord soon, any other tips or ideas in regards to managing a multiunit would be greatly appreciated!

I really like the idea of buying cheap properties that need a little love, rehabing them, and then selling with seller financing.

I personally invest in Sacramento, mostly equity plays on buy and hold rentals, but am starting to flip properties again.

I want to invest in real estate and don’t want that to hold me back.
