If the layout is good, and the cabinets are solid hardwood, it seems a shame to replace them.

I was in a similar position once - eager to begin investing.In my experience and piggybacking on Emma's response, there are pros and cons to both approaches that are worth considering:Buying an investment property first allows you to dip your toes into landlording while still renting yourself.

He would pay my mortgage payment and assume all responsibility for home maintenance until such time as he can qualify for financing. 

Our contractor is unsure how to fix the issue, so I would love some help troubleshooting.I had the roofer come back and check the new roof - everything looks solid and the party walls are capped and sealed.
