But, I don't think it's worth keeping these tenants if you only charge them $700/month.There has to be something in it for you, too, otherwise it's charity, and tenants won't be grateful by and large.  

Upshot: I am extremely grateful that we can make business decisions in my state (NC), and that government doesn't (yet) dictate our policies. (*) lease-year - 1 property leased for 12 months with a S-8 payment under a HAP contract.

They are often so grateful and do take pride in the place where they live.

In deed is a high rent high appreciation area so your comment is a grate one to consider.

Only of my rental properties has a large front bedroom window by the front porch and we placed a similar type grate on the inside of the window.

And I think many landlords love to think of themselves as the "great benefactor," making their little people grateful for what they do for them - when that's not reality.My point being to keep things in perspective.  

They were also very grateful as well. 

If we miss something, we are grateful when the tenants let us know.The work you've been doing sounds like catch up for things that didn't get addressed prior to move in.

For that I'm grateful.
