Be aware though that there are many modular companies and some are more expensive than design/build custom ADUs.I would also agree with with Andrew, a conversion of an existing space (like a garage) might be the cheapest.Also, check with your city laws on what's an allowable ADU to construct based on your current home and rental regulations for them.Collin

Hi everyone I initially started my investment search in multi family but have since pivoted to self storage after having conversations with several people investing in the self storage and in multi family. 

In the education phase, i want to find a potential duplex conversion property somewhere to BRRRR and get the ball rolling.

Can we try to insert a little intelligence into this conversation, ladies and gents?

During conversations with a few banks, I was told I could either a.) hold the property under my LLC if I were to use commercial loans OR b.) purchase under my own name and refi using residential mortgages but the LLC could not be utilized.

not all agents are good agents, I fired my agent and it was and awkward conversation but glad I did because the next one was quick to show me this property and wasn't scared of doing extra work in the case it went to a short sale.
