Whenever I'm buying a property from a seller directly (or selling directly to a buyer -- which is less frequent) I ALWAYS disclose I'm an agent just so I can't ever be accused of taking the 'oh so great knowledge' that agents have over 'common people' (eye rolling hard that anyone thinks this is the case - but I disclose anyway as a lame CYA knee bend to the system).

Side note, have them on ONE lease, have your move-in/move-out checklist process completely ironed out beforehand, and frequent check-ins don't hurt.

Then look at Zillow or Realtor.com frequently in the market you are interested in so that you can get really familiar with how much the properties are selling retail.
