Whenever I'm buying a property from a seller directly (or selling directly to a buyer -- which is less frequent) I ALWAYS disclose I'm an agent just so I can't ever be accused of taking the 'oh so great knowledge' that agents have over 'common people' (eye rolling hard that anyone thinks this is the case - but I disclose anyway as a lame CYA knee bend to the system).
