As a general rule (Before Corona): You could usually make more money operating as an Air BNB, but the expenses and resources required to run it are exponentially higher than a long term rental (compare turning over a furnished apartment 50+ times per year, to turning over an unfurnished rental unit once every year or two). 

If it's forced air, maybe need to check the ducting and vents to make sure nothing is restricted.

I have been quiet for a long time, got a few extra deals under my belt, started a family, and ranked up in the Air Force.

I have access to Monthly statements but not current info or historical stuff or attached items of interest, like utility bills showing usage, clues on which units had their appliances or air conditioners replaced.
