I can see everything on the multiple listing service, and I need to find deals that are NOT on the market.I have seen the videos / pod casts / heard the techniques for finding a fixer:-driving for dollars, pre-foreclosures, real estate clubs, sending mailers, lead generation website, etc.In your experiences, what has been the best and easier way to find a fixer (not on the market) to flip?

Meaning you will need to own them for a few months before you can even close them.So these types of deals you should only be doing if you have funds to hold onto properties.In your case I would suggest working with techniques that would put you directly with owners.If you need more help just PM directly...Peter

They are still very effective if done correctly.1) Make sure you have a quality list - VERY important2) Send out creative postcards that get their attention3) Send people to a personalized landing page that talks specifically about their house (or at least mentions their name and address on it)These techniques can dramatically improve your response rates.

I talked to him yesterday, he said he had a couple of people take a look at the home, but nothing solid.I know I need to build rapport with the seller and Lonnie talks about using the Squirrel dog technique, but I would like to knowwhat are some techniques the rest of you are using to present your offers and get the price you want?

More than likely you'd need a no ratio or no income type of loan for that.Other investors use more creative techniques like having the property seller carry the financing or even having them quit claim the property over to their name and the investor takes over making payments.
