That is likely going to create a big tax bill.You may read on the internet about partial distributions over time to reduce the tax hit or at least spread it out.  

To find an example you can either search your county clerk's website for a previous quit claim deed to another property - they are widely used, or even the internet.

Next we had to install a 24/7 first responder fire alarm monitoring system ($100/month) through a security firm that also required high speed internet to monitor the alarms & sprinkler system.

You have to have a either an automated security gate with internet communication to you and lock down and open up. 

In addition to normal real estate expenses you will pay utilities, cable/internet, cleaning fees if you hire a cleaner, supplies such as toilet paper, paper towels, and other amenities you will provide.

I think they all charge about the same (40%), so my preference is a local company with good Internet preference.Usually, you lease up one week or less so the turns is an issue.
