At that point I will consider a combo of selling/holding in order to meet the ultimate goal of purchasing  a retirement home in my beloved home town of Santa Cruz California to be close to my family again while maintaining a seasonal property back on the east coast to be able to spend time with my kids and extend family here.I am looking forward to learning more and meeting others who share similar interests here on BP!

Hope this makes sense.It sounds like it would make sense for the family to be prepared at any time for the purchase of the house or have an investor take over the property to help them maintain their residences.

It's very unlikely that you'll have no initial repairs, especially if you want the property to be easily maintained moving forward.Your cash flow numbers aren't bad at all, especially if you get the higher rent.As far as the other properties from the same owner, just call and find out if they want to sell.

And I have to maintain my POF in my acct until I close so I can't spend it on anything no matter how I plan on closing so for a conventional sale that I know I'm only waiting until she moves no problem.
