I am personally biased but at the end of the day most people that has excess income in retirement would end up buying in Hawaii anyway.

The more properties you own and the more leveraged you are, the higher the 'risk' you are, and the more likely this is to happen - "owns a bunch of rental properties" is not a "protected class" the way gender and race are, so they can discriminate on this basis if they wish.
