I'd encourage you to familiarize yourself with different parts of New England and weigh where you want to live with the employment opportunities in the area... unfortunately your W2 job is going to dictate what you'll be able to afford, so buying somewhere that provides a good, well-paying job, will have a big impact on your initial success with real estate investing. 

Tell them to move into a cheap hotel until they find a new apartment.Don't take one penny from them to give them tenants rights.Don't ever let someone deny you your property and dictate what you will do with your property.

I won't mention figures as they may be dictated by different state and local laws but we use a 2 tier system. 

They do not dictate  how to run my business. 

The federal government should not have the right to dictate how investors manage their asset as long as it is within the law.

@Chris RoseI often see listings that dictate home inspections aren't allowed.

Plus, the "third world dictator" look (while awesome for some purposes) drew awkward attention when driving around el-cheapo neighborhoods looking at houses!

Our lease says they will cut the lawn, doesn't dictate how often, and if there is a city fine for not cutting it, they pay double the fine amount.

The Statute of Frauds dictates that a contract for the transfer of an interest in real estate must be in writing and must be signed by the party against whom the contract is being enforced.

You should proceed through the proper eviction channels dictated by your state's landlord/tenant laws.
