In other words they didn't hate their 9-5, pay $30k to a coach, toss up a website, do the podcast circuit, and raise a fund.

He charges 10g for his coaching program. 

No coach, mentor, investors club, YouTube gurus, etc.Find a property that can pay for itself (mortgage, taxes, insurance, maintenance, and enough left over to set aside and build up a reserve to cover vacancies or capital expenditures).

Are there any good real estate investing coaching programs??

If one is a gamer that stays up late and the other is a crossfit coach that wakes up super early, may not be a good fit.
