You might make a verbal contract without realizing it (valid in NJ) so I would read over the existing leases (with them), let them know you're honoring them (which you have to by law) and just make sure you have a good understanding of who's living there, what their contact info is, including cell and emails, and leave.

I don't want her to think that partial payment is acceptable(especially at the outset of a new tenant relationship) Besides the tenant stated to my PM that ATT(cell phone company) auto debited $500 from the tenants account(Hmmmm...🤔🤔) I find that to be far fetched and I'd rather just move on from a tenant I don' t trust- complete the cosmetic rehab and get a new tenant in the unit.

LOL is my experience just like your saying.. totally agree about fico score though irrelevant in Section 8.. you do want to see if they are current on cell phone and utls if not then its a hard pass..
