I can't think of a worse investment strategy than lending unsecured loans to individuals who don't have funds to cover the deposits associated with real estate transactions.

MTR strategy?

Hey all - Stumbled into a new SFR net lease strategy after purchasing my first self-managed SFR in South Florida.

There isn't a lot of strategy to just buying a new build.

Hi @Drew Sygit, thanks for your response.You shared some good insight, particularly about the classes of tenants that would push back against the strategy I proposed originally.

The two are almost entirely different markets in terms of price points, returns, tenant quality, and overall investing strategy.

From there I would ask about their strategy and potentially their hardest lesson learned. 

It’s a winning strategy…..  

Anything single family will require very creative strategies in order to generate cashflow. 

@Maranda Tucker we have a locksmith as have found it's overall cheaper to just rekey locks versus changing them.- We can better control what's on our master key system- EVERY lock at a property is opened with one key (well, maybe not the garage car-door)!
