I work with rehabbers, mostly in the triangle, but if its a deal we can make work we would go to triad.

I got a few units in the Triangle (Raleigh-Durham-Chapel Hill) but none in the city of Durham itself, at least until May when my new townhouse completes just a mile outside of the RTP. 

I'm a licensed broker as well as a property manager out of Durham but I work with a lot of investors who do buy and holds in the Triangle.

If you go into something larger like new bathrooms or kitchen, you will be in the 8k-12k range work cost   - this leaves you 8k out of your 15k budget which is about 40k purchase price (80% LTV) which is very unlikely to get anything in the triangle for.3.
