I could possibly consider a flip after equity is built from forced appreciation, but as with renting, there comes an ethical issue; my grandparents have lived here nearly 50 years, and I'm not sure that my family members would be too thrilled if I were in it to make a quick buck. 

I hope to an agent recently and he did not seem too thrilled with househacking, he advised I could lose the home if the lenders found out I was renting the home or most of the home.

If that turns out to be the case, I will be THRILLED to have been wrong, because that means it wasn't as bad as I (and many others) think it will be. 

Unless its a for-sale-by-owner in which case there is no realtor fee, they should be thrilled to make an offer for you.

I was not thrilled with Rocket Mortgage telling me I needed 25% down and they would loan 100K max.

I would be thrilled to find a good house hack as well where I live in the Twin Cities, but I just happened to find a great investment in a different market (Rochester, MN) first, and the cashflow I get from that once I am done renovating the second unit should be able to cover my rent where I live, and then some.
