We have an account where we set aside the funds to "self insure" and then if there are damages under $1000, we just take care of them rather than argue with the guest about stains on towels and minor stuff like that.

There IS a learning curve with this and cleanup requires more attention to remove the sticky residue, but it need not be sealed and will not absorb dirt and stains, making it much easier to clean.

Hey guys,I have a lead on a property to wholesale (I'm brand new to wholesaling) I think I can get it at 70% of ARV but am worried that the work needed -- I don't know if it's ever been remodeled and has some water stains in the ceiling -- will be too much for a flipper to take on for the profit margin.
